When you are considering a home above $500,000 in Greensboro, you are choosing more than a floor plan. You are deciding how you want to live, which destinations matter, and what you are comfortable paying to own and maintain the property.

Greensboro is also part of my own story. I earned my Bachelor of Arts at UNC Greensboro, graduating magna cum laude with a 3.8 GPA, majoring in sociology and psychology with a minor in international business. My interest in people and how communities function is part of what draws me to this work.

Several local developments deserve attention, including new housing at Friendly Center, the Greensboro Science Center expansion, healthcare investment, and UNCG’s library renovation. The completed Downtown Greenway and regional employment investments also belong in the conversation.

Here is what is confirmed, which dates remain targets, and how to use this information when comparing homes.

Understanding Greensboro’s Market Above $500,000

Redfin reports a citywide median sale price of approximately $285,000 for the three months ending September 2026, with homes selling after about 43 days. Those figures cover all home types and price ranges in its Greensboro data. They do not tell us how quickly homes above $500,000 are selling. [1]

For a more useful comparison, I separate the search into $500,000–$749,999, $750,000–$999,999, and $1 million-plus. I also distinguish detached homes from townhomes and new construction from resale.

A renovated older home, a newer home with an HOA, and a property with extensive grounds can have very different ownership costs. The price alone does not explain their value or their fit for your plans.

Before setting an offer or listing strategy, compare recent closed sales and the active alternatives in the specific neighborhood and property category. Review condition, layout, lot characteristics, improvements, and any concessions. A citywide headline provides context; the property’s actual competition should guide the decision.

Friendly Center’s Former Sears Site Has Reached a New Milestone

Hines announced the groundbreaking for Pembroke at Friendly Center on October 19, 2026. The project is planned as a 270-unit rental community on approximately seven acres adjacent to Whole Foods, with two five-story residential buildings. The developer targets construction completion in the second quarter of 2028. [2]

This is a rental development, not a new collection of detached homes for sale. For nearby homeowners and buyers, its relevance includes changes in how people live near the shopping center, construction activity, and future patterns of access and use.

If the Friendly Center area is part of your search, visit the actual property and surrounding roads at the times you expect to travel. Consider shopping convenience alongside entrances, parking, and the home’s relationship to nearby commercial property. A completion target can change as construction progresses.

The Completed Downtown Greenway Changes What Residents Can Use Today

Greensboro’s four-mile Downtown Greenway loop was completed in May 2026. In June, the city announced the transition of management and oversight to municipal stewardship. [3]

That makes it an existing amenity to explore during a home search. You can evaluate entrances, crossings, connections, and how the route fits your walking or cycling routine.

In September 2026, the city also advanced a voluntary Central Business zoning initiative for properties near the Greenway. That is a planning and redevelopment opportunity, not an announcement that a particular building will be constructed. [4]

For a home near a redevelopment area, review the neighboring parcels and any specific applications. Proximity to a trail can be appealing, but practical access and the surrounding land uses deserve their own investigation.

The Science Center’s Expedition Rainforest Is Under Construction

The Greensboro Science Center is developing Expedition Rainforest, including a five-story Biodome and the Aquatic Rehabilitation and Conservation Center. Its plans also describe additional guest facilities. [5]

The contractor’s October 1, 2026 update reported that the Biodome’s structural steel was complete and that enclosure and interior work were progressing. That is a construction milestone, not a public opening announcement. [6]

For residents who enjoy educational attractions, conservation programming, or hosting visitors, this is a local project worth following. Check the Science Center’s announcements for future opening information and admission details.

In your home search, think about the amenities you would actually use. Your preferred destinations can help narrow a search area more effectively than a broad description such as “close to everything.”

UNCG’s Library Renovation Has a 2028 Target

As a UNCG graduate who earned high honors, I have a personal connection to investment in the university.

In its October 20, 2026 update, UNCG reported that the main library renovation, which began in 2025, is expected to finish in 2028. The university describes expanded seating, study rooms, computer labs, and other improvements. [7]

This is a campus investment rather than a housing development. It matters as part of the university environment and the activity around it.

If you are considering a property near campus, evaluate the specific street, parking arrangements, construction access, and the university destinations you expect to visit. Confirm any public access or visitor policies directly with UNCG rather than assuming every campus facility operates as a public amenity.

Northwest Greensboro Is Seeing Healthcare Investment

Atrium Health Wake Forest Baptist’s June 29, 2026 announcement described Medical Plaza Northwest Greensboro at 2909 Horse Pen Creek Road, a $163 million facility with outpatient surgery and medical offices. The announcement identified specialty services, cancer care, imaging, and other offerings, with patient opening planned for late July. It also described a separate nearby medical center targeted for 2029. [8]

For buyers comparing northwest Greensboro locations, healthcare access may be part of the decision. Verify the current providers, services, appointment availability, and insurance participation that matter to you.

Keep the medical plaza and the future medical center separate when evaluating the area. An announced project should not be treated as care that is already available.

Toyota’s Liberty Plant Belongs in the Regional Employment Discussion

Toyota’s battery plant celebrated its opening in November 2025. The state described a $13.9 billion investment in Liberty, with more than 5,100 jobs associated with the project. This is in Randolph County, not within Greensboro city limits. [9]

It is an operating regional investment to follow, rather than a newly announced Greensboro construction project. If your move is connected to employment there, start with the workplace address, work schedule, and a realistic commute.

An employment announcement does not establish the demand for a particular neighborhood or guarantee appreciation. Household budgets, the location of available homes, financing costs, and competing inventory still shape housing decisions.

What Buyers Above $500,000 Should Investigate

As you compare properties, give the following items as much attention as the listing photographs:

  • Condition and future repairs. Review roofing, HVAC, drainage, windows, and other major systems through appropriate inspections.

  • The full ownership budget. Include property taxes, insurance, HOA dues, maintenance, and any separate amenity memberships.

  • The actual jurisdiction. Verify city limits, county records, services, and applicable taxes for the parcel rather than relying on a mailing address.

  • Restrictions and intended use. Check documents relevant to additions, accessory buildings, pools, rentals, or other plans.

  • Everyday access. Test the routes to work, shopping, healthcare, and the places you expect to visit regularly.

A nearby golf course, lake, pool, or clubhouse does not automatically provide access with the purchase. Confirm exactly what rights and obligations belong to the property.

What Sellers Should Take From Greensboro’s Development News

Community investment can help explain the location and daily-life advantages of a listing. The strongest marketing connects verified amenities and developments to the property without promising future value.

Pricing still requires current comparable sales and a close look at the homes buyers can choose today. Prepare the property, document meaningful improvements, and address questions about condition and ownership costs early.

For homes above $500,000, clear information about the property can be more useful than broad claims about the city’s growth.
