3) Payment power. Each 25 bps rate move changes affordability—buyers should keep current preapprovals.
4) Insurance & taxes. Premiums/reassessments can change total cost of ownership—underwrite them early.
5) Luxury bifurcation. Inventory up, but discerning buyers drive a premium for wellness, privacy, and sustainability.
6) Investor calculus. Debt costs vs. rent growth: yield spreads are king. Expect tighter underwriting and focus on stabilized cash flow.
