1) Get preapproved (for real).
This clarifies your max budget, monthly payment, and cash-to-close—and makes sellers take you seriously.

2) Budget beyond the mortgage.
Plan for closing costs, escrows (taxes/insurance), maintenance, and—if applicable—HOA dues. Use your Closing Disclosure to verify cash-to-close.

3) Compare loan options & assistance.

  • FHA: as low as 3.5% down (credit and guidelines apply).

  • USDA: 0% down in eligible areas; income/area limits apply.

  • VA: 0% down for eligible veterans/servicemembers; powerful benefits.

  • State/local DPA: Grants, forgivable loans, and tax credits may be available.

4) Inspect, don’t guess.
A thorough inspection and strong due-diligence window protect you against expensive surprises.

5) Move-in vs. fixer.
Be honest about your time, budget, and appetite for repairs. Sometimes the “cheaper” home costs more later.
